"My family has called the Rio Grande Valley home for four generations. I grew up when the horizon was dominated by citrus groves and 'North McAllen' was just a plan on a map. Seeing the transformation of our land from dirt roads to a thriving international hub isn't just history to me—it’s my life’s story. When you work with me, you aren't just hiring an agent; you’re hiring a neighbor who understands the literal and figurative foundation of every acre in this Valley."
"Since 1994, I have navigated the complexities of the Texas real estate market. Over 32 years, I have seen the booms, the corrections, and the evolutions. That kind of longevity brings a perspective that can’t be taught in a licensing course.
Whether I am guiding a family through the emotional complexities of a Probate sale, analyzing the long-term value of a Multi-Unit investment, or identifying the hidden potential in a Ranch or Land parcel, my advice is backed by three decades of boots-on-the-ground experience."
Probate & Estate Specialist: I understand the local court systems and the family legacies attached to RGV homes.
Farm, Ranch & Land: I know the irrigation districts, the water rights, and the soil because I’ve walked these fields for sixty years.
Residential Growth: I don't just see a house; I see the neighborhood's history and its 10-year trajectory.
"While my roots go back a century, my approach is built for 2026. I utilize high-performance digital marketing, specialized SEO, and modern data systems to ensure my clients’ properties reach the widest possible audience. I bridge the gap between 'Old School' Valley values—where a handshake still matters—and the high-tech demands of today’s global real estate market."

This picture is from 1914 on the now 17th St. Showing the railroad that came from up North to the loading dock and station. My Mother's Grandfather, Manuel Samano, had a general store there and he was also the first Mayor of Hidalgo, Tx. The original County Courthouse and Jail House were built on his land in Hidalgo, Tx. Those historical properties still stand today.

Manuel Samano was a key pioneering figure in early 20th-century McAllen, Texas, establishing a vital general store and restaurant in "West McAllen" around 1904-1907 to serve railroad workers and early settlers. The Samano family played a foundational role in the city's commercial development, surviving the town's initial competitive split. McAllen Chamber of Commerce +1

1907: Following the establishment of a competing "East McAllen" by William Briggs, Manuel Samano maintained his general store and restaurant in the West McAllen sector.
1910s-1920s: The Samano family continued to be active in local business as McAllen grew from a tent community into a formal town.

My Grandfather Womeldorf opened a shoe repair and leather shop in 1914 in downtown McAllen. He was from Womeldorfs, PA and was making saddles and boots for the US Army guarding the Rio Grande river.

My father, John Womeldorf, came back from the War in 1950 and became partners with his father, Lloyd Fredrich (Fred) Womeldorf. The show repair and leather shop was moved to a new location downtown at 214 S. Main St. 15 years later, my parents built a new home on the North side of town and purchased land on the corner of N 10th and Tamarack Ave. They opened our 2nd retail store with sporting goods, western wear, and home to "Sunshine" the Golden Palomino.

This fiberglass statue stood on a 20 foot pole out in front of the North 10 St store till it's closing in 1994. For 29 years our statue was used as the landmark to look for as a starting point for directions. In 1965 the paved 10th St stopped around Harvey St, and it was gravel road from there North. As time passed the town grew slowly and steadily North and the paved roads and street signs developed. From Fern St-North was all orchards when I was in 3rd grade at Jackson school. I have personally seen the town grow.
