The primary challenges are utility access and drainage requirements. Since 1994, I have seen many buyers overlook the cost of bringing city water or sewer to a "raw" parcel. My 30+ years of local history allow me to quickly identify which parcels in the Rio Grande Valley are "development-ready" and which may require significant capital for infrastructure before a single foundation can be poured. I use GIS County and City Maps to find the water and sewer systems that are around the subject land parcel. Working with City Planners all these years allows me confirm possible costs to bring a parcel land up to the ability to subdivide and build. Water, drainage, water runoffs, easements, utility easements, public road requirements, zoning verification and rezoning plats, engineering, utility easements, approvals before the City Board, possible zoning variance board meeting, and MORE! You need an experience real estate agent in your corner as a Seller and as a Buyer. I have represented both sides and have closed many large land parcels.
Real estate in South Texas is highly directional. Having lived through the expansion of North McAllen and the 10th Street corridor since the 90s, I've helped land investors identify "pre-development" opportunities. We look at proposed city master plans and commercial expansion zones to ensure your land purchase is positioned for maximum future appreciation or ease of resale to developers. As the years gone on, the opportunities are still there but much harder to find. McAllen is land locked and has in recent years been able to skip over some Edinburg and Mission land to establish a NW corridor. It is much farther than a majority of home owners are looking, but land opportunities usually are a minimum of 10 to 20 years of "hold time" for large projects.
Subdividing depends heavily on local municipal zoning codes and minimum lot size requirements. My deep roots in the McAllen and Mission areas mean I am familiar with the "Extra-Territorial Jurisdictions" (ETJ) and how they impact your ability to split acreage. I guide owners through the platting process to ensure they are maximizing the "highest and best use" of their land investment.
