This system uses a weighted point scale. A perfect home scores 100 points.
Green (30 pts): Positive drainage (sloped away from house), no visible masonry cracks.
Yellow (15 pts): Flat lot, minor "hairline" settling cracks.
Red (0 pts): Evidence of standing water, stair-step cracks, sticking doors.
Green (20 pts): Roof under 7 years old, no missing shingles, clear gutters.
Yellow (10 pts): Roof 12-15 years old, minor granule loss.
Red (0 pts): Multiple layers of shingles, active leaks, or wood rot on fascia.
Green (20 pts): HVAC and Water Heater under 5 years old; modern electrical panel.
Yellow (10 pts): Systems 10-12 years old; functional but near "sunset."
Red (0 pts): Systems 15+ years old or evidence of "DIY" electrical work.
Green (15 pts): Open kitchen, logical traffic patterns, ample storage.
Yellow (7 pts): Small kitchen or "choppy" additions.
Red (0 pts): Major layout flaws (e.g., walking through a bedroom to get to another).
Green (10 pts): North/South facing, energy-efficient windows, mature shade trees.
Yellow (5 pts): Large West-facing glass (high cooling costs).
Green (5 pts): Manicured lawns, consistent upkeep, mostly owner-occupied.
Red (0 pts): Neglected neighboring properties or high commercial encroachment.

The Answer: Generally, any home scoring 80 or above is a strong "Keep." A score between 60 and 80 is a "Negotiate"—meaning the price must be low enough to fix the Yellow items.
The Answer: Because in the RGV, it is the most expensive and complex thing to repair. You can fix a roof in a weekend; foundation repairs can take weeks and affect every other system in the house.
The Answer: Not necessarily. A "Red" in the HVAC category is just a financial calculation. A "Red" in the Foundation category, however, is a structural risk that requires a specialist.
The Answer: Yes. I’ve seen brand-new homes with a "Red" score for Lot Drainage. Never assume new equals perfect.

The Answer: Location is represented in "Pride of Ownership" and "Grading," but I always say: "Buy the worst house in the best neighborhood, not the best house in the worst neighborhood."
