The Answer: To qualify for the 1-d-1 (Open-Space) valuation, your land must have been used for agricultural purposes for five of the past seven years. In 2026, Hidalgo County requires specific minimums, such as 6 bee hives on at least 5 acres for beekeeping, or a stocking rate of one animal unit per 15 to 20 acres for cattle. The application deadline is April 30th.
The Answer: Prices vary wildly based on the "Path of Progress." As of 2026, the median price per acre in Hidalgo County is approximately $36,442. However, large 100+ acre ranch tracts in North Edinburg may trade for $5,000–$10,000 per acre, while "infill" land in the McAllen Medical District can exceed $150,000 per acre.
