How do I qualify for an Agricultural (Ag) Exemption in Hidalgo County?

The Answer: To qualify for the 1-d-1 (Open-Space) valuation, your land must have been used for agricultural purposes for five of the past seven years. In 2026, Hidalgo County requires specific minimums, such as 6 bee hives on at least 5 acres for beekeeping, or a stocking rate of one animal unit per 15 to 20 acres for cattle. The application deadline is April 30th.

What is the current average price per acre in the Rio Grande Valley?

The Answer: Prices vary wildly based on the "Path of Progress." As of 2026, the median price per acre in Hidalgo County is approximately $36,442. However, large 100+ acre ranch tracts in North Edinburg may trade for $5,000–$10,000 per acre, while "infill" land in the McAllen Medical District can exceed $150,000 per acre. Does the land I’m buying come with water and mineral rights?

The Answer: In Texas, these rights are often "severed." You might own the "surface estate" but not the minerals (oil/gas) below or the water rights needed for irrigation. How do I check if a piece of land is in a flood zone?

The Answer: Hidalgo County has complex drainage needs. We use the Hidalgo County Drainage District #1 maps to review 100-year floodplains. With recent major drainage projects in McAllen and Edinburg, some areas have seen their "risk profile" change in 2026. Always verify the current status before planning any permanent structures.

What is the "Path of Progress" and how does it affect my land value?

The Answer: This refers to the direction of urban growth. In the RGV, the Path of Progress currently flows North up McColl Road and 10th Street and East toward Weslaco. Land located in these corridors often sees rapid appreciation as utilities (sewer/water) are extended, transitioning the land from agricultural use to "High and Best Use" commercial or residential sites.

Can I subdivide my land in Hidalgo County to sell smaller tracts?

The Answer: Subdividing requires a formal platting process through the Hidalgo County Planning Department (or the specific city's ETJ). This involves meeting state and local requirements for road access, drainage, and utility easements. It is a long process, but it can significantly increase the total "exit value" of a large parcel.
